180 Feet of Cedar Privacy Fence on a Graded Lot
Board-on-board cedar stepped down a rear yard that drops nearly five feet corner to corner, set off a survey after the old fence was found to be over the line.

The existing chain link had been up since the seventies and the homeowners assumed it marked the property line. It did not. The survey put it about fourteen inches onto the neighbor's side along the back run, which is the kind of thing that turns into a problem at closing rather than at the moment somebody notices it.
We reset the line off the survey pins with the neighbor present, which took an afternoon and saved everyone a lawyer. Posts went 36 inches on gravel and were set in concrete crowned above grade.
The yard drops close to five feet from one back corner to the other, so the fence steps rather than racks — six-foot panels with the tops level and the gaps under each section filled by a kicker board. Two gates, both braced corner to corner and hung on three hinges each.
