How do I get a quote?

Start with the quote request form on this site. It walks through the type of work, the rough scope, your budget range, and when you would like to start. Once it comes in we call or text within one business day to set up a site visit, because we do not price remodeling work sight unseen.

Is the consultation free?

Yes. The first site visit, the measurements we take, and the written estimate that follows are all free and carry no obligation. If the project needs engineered drawings or a structural opinion before anyone can price it honestly, we will tell you that up front and quote that work separately.

What areas do you serve?

We work within about 50 miles of our shop, covering 8 towns including Fort Mill, Rock Hill, Indian Land, Tega Cay. The quote form checks your ZIP code against that list as you fill it out. If you fall outside it we still read the request and reply — some projects are worth the drive, and we would rather tell you yes or no directly than leave you waiting.

Can I send photos of the space?

Please do. The quote form accepts up to 8 photos at 10MB each, in JPEG, PNG, WebP, or HEIC. Wide shots of the whole room plus close-ups of anything that worries you — water stains, a sagging tread, an old subfloor — let us come to the site visit already knowing what to look for.

What should I have ready before the site visit?

Clear access to the work area and any existing plans, permits, or HOA rules you have on file. Photos of finishes you like are genuinely useful — they settle questions about trim profiles and tile layout faster than any conversation. If more than one person will be deciding, have them there; changing direction after the estimate is signed costs more than deciding together up front.

Do you take small jobs, or only full remodels?

Both. We do single-room flooring installs and one-section fence repairs alongside full kitchen and bathroom remodels. Smaller work is scheduled around larger builds, so the lead time on a half-day job is sometimes longer than you would expect — we will give you a real date rather than a hopeful one.

How is a project priced?

Every estimate is fixed-price against a written scope, not an hourly rate. We price labor, materials, disposal, and permit fees as separate lines so you can see where the money goes and swap a material without re-pricing the whole job. Allowances for items you have not chosen yet — tile, fixtures, hardware — are listed at a stated dollar amount and reconciled at the end.

How much is the deposit?

The deposit is due when you accept the estimate and it reserves your spot on the schedule and covers the first material order. The exact amount is printed on your estimate before you sign anything. Work does not begin until the deposit clears, and the date we hold for you is the date we quoted.

What are milestone payments?

The balance after the deposit is split into milestones tied to verifiable stages of the build — demolition complete, rough-in inspected, finishes installed, and so on. Each milestone appears in your client portal as an invoice only once that stage is actually done. You are never paying ahead of the work.

How do I pay, and do you store my card?

Accepted Answer

You pay from the client portal, which sends you to Stripe's hosted checkout to enter your card. Stripe processes and stores the card details; we never see, collect, or store your full card number, CVC, or expiry. All we receive back is a confirmation and the last four digits so you can tell your payment methods apart.

What happens if the scope changes mid-project?

Nothing changes on a handshake. Any addition, substitution, or hidden condition we uncover becomes a written change order with its own price and schedule impact, and it goes to your portal for approval. We stop on that item and keep working elsewhere until you approve or decline it.

Do you ask for full payment up front?

Accepted Answer

No, and you should be wary of any contractor who does. A deposit plus milestones tied to completed stages protects you as much as it protects us. If a job is small enough to finish in a day, we simply invoice once on completion.

How long will my project take?

A single room of flooring is usually one to three days. A bathroom typically runs two to four weeks and a full kitchen four to eight, with decks and fences depending heavily on weather and ground conditions. Your estimate carries a start date and a working duration, and the portal timeline updates if either moves.

Do you handle permits and inspections?

Yes, for work that requires them — structural changes, most electrical and plumbing alterations, and many deck builds. We pull the permits in our name, schedule the inspections, and meet the inspector on site. Permit fees are itemized in the estimate rather than buried in the labor number.

Who will actually be in my house?

You get one lead carpenter who is your point of contact for the whole job, plus our own crew and, for licensed electrical and plumbing work, the same subcontractors we have used for years. We tell you the day before who is coming and when. Nobody shows up unannounced.

Do I need to move out while you work?

Usually not. For a single-bathroom home during a bathroom remodel, or a kitchen remodel where you need a working sink, we plan around it — temporary setups, staged demolition, or a shorter shutdown window. We will say plainly at the site visit if a project really is easier to live away from.

How do you handle dust, noise, and cleanup?

We put down floor protection along the path to the work area and seal it with plastic and zipper doors before demolition starts. The site is swept and tools are stowed at the end of every day, not just at the end of the job. Debris goes into a container we arrange, and disposal is already in your estimate.

What does your workmanship warranty cover?

Our installation and craftsmanship are warranted for a fixed period stated on your contract, starting the day of the final walkthrough. If a joint opens, a tile lifts, or a board cups because of how we installed it, we come back and fix it at no charge. Normal wear, movement from seasonal humidity, and damage from later work by others are not covered.

What about warranties on the materials themselves?

Materials carry the manufacturer's own warranty, which is separate from ours and usually longer. We register the products that require registration and hand you the documentation at the final walkthrough. If a manufacturer defect shows up later, we will help you file the claim even after our workmanship period has ended.

Are you licensed and bonded?

Yes. Saint Works is licensed and bonded, and our license and bond numbers appear on every written estimate and contract we issue. You are welcome to verify them with the state board before you sign. After 10+ years we expect customers to check, and we would rather you did.

What if something gets damaged during the work?

We carry liability coverage and our crew is covered by workers' compensation, so an injury or accident on your property is not your financial problem. Tell your lead carpenter as soon as you notice anything. We document it, repair or replace it, and note it on the job record rather than quietly patching over it.

How do I reach you after the job is finished?

Your client portal stays open after the final walkthrough with your contract, change orders, invoices, and warranty documents in one place. You can also call the number listed on our contact page or write to the address listed on our contact page. Warranty calls go to the same lead carpenter who ran your job whenever he is still with us.

Do you offer financing?

Yes. Approved financing is available on qualifying projects, so a build can start without the full cost up front. Ask when you request your estimate and we will walk you through the options alongside the written quote — you will see the total, the milestone schedule, and what financing changes about it before you commit to anything.

When can you come out to look at the job?

Accepted Answer

We are on site or reachable Monday to Friday, 9am to 5pm. Weekends are by appointment only — if a Saturday or Sunday is the only time that works for you, say so when you send your request and we will book it in rather than turn you away.

Do you build new homes, or only remodel existing ones?

Both, and new construction is where we are heading. Remodeling, decks and fencing are the work we do every week today. Alongside that we are building new homes and whole communities to the same professional standard — properly planned, properly sequenced, properly inspected.
