Our deck was built by the previous owner and I only called about the boards cupping. John showed me the rot behind the ledger before he tore anything off and walked me through why the whole thing had to come down instead of just getting resurfaced. He pulled the permit, the inspector made us redo one footing for depth and he redid it without argument, and I have the signed card in a folder. That paperwork is going to be worth something when we sell.

We were without a kitchen for five weeks, which is exactly what John told us at the start. He didn't say three and then make it five. The crew swept up every day and the plastic sheeting actually stayed up the whole time. What sold me was the cracked cast-iron drain they found behind the sink wall — they showed it to me, gave me a number before touching it, and it showed up on the invoice as its own line. Nothing was a surprise at the end.

The flood test on the shower pan is what I keep telling people about. They filled it, left it overnight, and had us come up in the morning to check the tape mark ourselves before a single tile went on. The contractor who did our last house never did anything close to that and we had a stain on the ceiling downstairs inside two years. This bathroom has been bone dry since the day they finished.
