Screened Porch Built Over an Existing Deck Frame
A 14x18 screened room with a gabled roof tied into the rear of a colonial, built on new footings after the existing deck frame was found undersized for roof load.

The homeowners wanted to screen in the deck they already had. The deck was framed for people and furniture, not for a roof carrying thirty pounds per square foot of snow, so the posts and beam were not going to work and we said so before anything was ordered.
We poured three new footings inside the existing footprint, set 6x6 posts on standoff bases, and carried the roof on its own structure independent of the deck frame. Where the new gable meets the house we cut the siding back and ran continuous flashing behind it rather than relying on sealant.
The floor got a solid substrate with a drainage plane below it so insects cannot come up between boards, and the screen runs down to a solid kick panel at the perimeter. Tongue-and-groove pine ceiling, one fan, and two exterior-rated circuits. Permit through to signed final.
